Hi, my name is Cindy Hallas and I am a full time Loan Officer since June of 1998.  I am a Certified Divorce Specialist (CDS®).  This takes specific knowledge and experience to facilitate and navigate clients who are experiencing Divorce. 

I will help you with a roadmap of vendors, partners, resources you will need from start to finish with your divorce. You do not know what you do not know. Allow my expertise and knowledge guide and protect you along the way.

My first question when assisting an individual or couple going through a divorce is, “What are you protecting?”  Often times, people need to realize how much they have to protect in order to create the motivation to get through this difficult time with a level head, reasonable goals and outcomes so you can protect your assets, children, family and much more.  Let me guide you understanding the process as a whole and fast track you to a smooth (as possible) divorce process.

Divorce can be sensitive. Adding a mortgage on top of that can make the process seem even more stressful.  I can help them decide which is best for them. 

1.      Stay in the home

a.      Will one party stay in home, do they need to refinance to remove former spouse, or even payout the half of equity

2.      Move to a new home

a.      If homeowners sell, I can connect with a real estate professional.  Help them get pre-approved for their next mortgage.

Working with me is faster than waiting for your client to find a lender, real estate and more. Getting divorces can be complicated, handling their mortgage should be easy.  I am here to facilitate a stress-free transaction and make everyone’s experience easier.

Divorce can be very simple, smooth and easy, if both parties agree.  However, in the majority of the cases, the two parties are not in agreement and often times, need guidance to get through this process.  This is a very serious process and knowing how to navigate clients through this emotional, financial and traumatic time in their lives is critical in hiring the right people.  As a licensed Mortgage Loan Officer, I process the mortgage. However, when dealing with divorce, there is much more than the mortgage that needs to be considered and dealt with.  Most of this must be done before trying to process the mortgage. 

Is the home owned by both parties or only one?  How is title vested?  What are the rights to the individuals to a property and can an attorney change this? Depending on the situation, an attorney can change nothing or everything. Some will not need an attorney, believe or not.  But others will need an attorney in order to communicate and get the process started. I always say, with a great attorney, everything is possible.  However, there are divorces that happen regularly with no attorneys.  But what is right for each person is entirely up to that individual.

I come in to help clients who are experiencing divorce and assist in navigating through this process from start to finish.  Using and connecting with resources that will be needed to start the process, all the way through court order divorce decree, signed off by the judge.  Often, we need more than just an attorney. 

With some divorces, children are in the middle of it as well.  Adults going through this change, can forget about the children and the impact divorce has.  I have had some children actually tell their parents to get divorced so everyone can be happier.  While others, children are devastated by parents divorcing.  There is no one situation that will fit all. Every family dynamic is different and it’s my job to identify as quickly as possible what the needs are and connect them with the resources and assist in getting them through this process.

What is needed when going through a divorce?  This depends on what you have and what you want to protect, keep, give away, etc. 

Of course, I do come in as the Loan Officer if there is a home and somehow the home needs change in financing or the parties decide to split, sell the home, then one or both decide to try to purchase another home.  I will work on the financing to secure qualification.  This can be part of the process in determining if the house can be saved or must be sold.
